What happens if I need to break my lease prematurely?


Should you find the need to break your lease prematurely you can expect to forfeit any deposit paid. It may be possible for you to have part of or all of your deposit returned if you follow the correct procedures:

  • Give your agent as much notice as possible of your intention to break the lease.
  • A good lease would have a clause enabling you to find someone to take over or re-sign a new lease on the property under the same terms and conditions as your own, thereby ensuring the return of your full deposit.
  • Alternatively your agent may be able to assist in finding a new tenant to take over the lease but in this case you would need to cover the agents commission, as they would be unable to obtain another commission from the landlord.
